Set on the Dona Paula promontory overlooking the Zuari Estuary, Belvedere is twenty sea-view apartments wrapped in a climate-responsive timber facade, designed by architect Amit Sukhthankar, paired with a resort-scaled amenity floor built for a life lived facing the water.

Vana
Set into a hillside in Caranzalem above the bay, Vana wears a screen of vertical timber louvres that frame the water without ever fully revealing it. Interiors open onto deep verandas, with indoor and outdoor living treated as a single, continuous room.

81 North
Perched on the cliff line in Taleigao, 81 North is the most private of the three. It is low-rise and garden-wrapped, built around a single long view of the sea. An infinity edge sets the tone for residences designed around stillness.

Every project begins with the land, its orientation, its light, its horizon, long before a floor plan exists. The site dictates the design, not the other way round.
Craft Over Convention
Material honesty and considered detail take precedence over trend. Screens, textures and finishes are chosen to age well, not simply to photograph well.
